It depends entirely on pricing and preparation. Several recent listings went under contract in the first week – 524 Summer Harvest Court in Cary at $1,050,000 in three days, 103 Fieldstone Drive in Clayton in two days, 7811 Falcon Rest Circle in Raleigh at zero days. Others have taken considerably longer, usually where the starting price was ambitious for the market. Patty will tell you honestly which category your home is likely to fall into before you list.

Automated estimates from national websites are a starting point, not a valuation. They can’t see your renovations, your lot, your school assignment or what the house two streets over just closed at. Patty prepares a written comparative market analysis using live Wake County MLS data, walks you through the comparable sales, and gives you a realistic range with no obligation to list.

Yes. A large share of her closings fall between $245,000 and $400,000, squarely first-time buyer territory in the Triangle. She’ll walk you through pre-approval, offer strategy, inspections, due diligence money and closing – and she’ll tell you plainly when a house isn’t worth stretching for.

Relocation is one of her listed specialties. If you’re moving for a job at RTP, a hospital system, NC State, Duke or UNC, or on military orders, she can brief you on towns, commutes and price bands before you visit, then run virtual tours so you’re not deciding blind.
