The process

From pre-approval to keys

Six stages. You’ll always know which one you’re in and what happens next.

Pre-approval first

Not a pre-qualification — a real underwritten pre-approval. In the Triangle, a seller comparing two similar offers takes the one least likely to fall apart. I'll refer lenders who actually answer the phone on a Sunday.

Define the search honestly

Which towns, which commute, which school assignment, what you'll genuinely compromise on. Most wasted months come from a search that was never narrowed properly.

See homes early

New inventory moves quickly at the popular price points. I'll get you in fast, and I'll tell you when a listing isn't worth the trip.

Read the seller

How long has it sat, what did they pay, is there a relocation deadline, have they already bought? That context shapes an offer far more than the list price does.

Write a strong, survivable offer

Price is one lever. Due diligence money, closing date, repair posture and financing terms are the others — and in North Carolina, due diligence money is real money at risk. We'll size it deliberately.

Inspect, negotiate, close

Inspection, repair negotiation, appraisal, final walkthrough, closing. I'll tell you when a repair list is reasonable and when it's time to walk.

A word about due diligence money

North Carolina works differently from most states. Due diligence money is paid directly to the seller and is generally non-refundable if you walk away, even during the due diligence period. It is the single most misunderstood part of buying here, and getting the amount wrong costs real money in both directions — too little and your offer loses, too much and you’re exposed. We’ll size it deliberately, together, every time.
